Business Development Director

RESPONSIBILITIES & REQUIREMENTS

We are looking for a director of business development to help secure new business and identify potential projects. Specifically, we are looking for someone who can contact, meet and establish relationships that will translate into additional, profitable projects as well as someone to identify potential building projects and help us as we work through the deal. In this role, some of your responsibilities would include:

  • Establishing relationships - You will identify prospects, attend networking and other events, contact and arrange meetings to secure new business for our construction team. Prospect may be individuals who want to invest in real estate or property owners who have a building that is in need of renovation or adaptive reuse.
  • Account management – Your role with the client does not end when the construction starts. You will be involved as a liaison throughout the project, making sure the client is thrilled with the outcome.
  • Meeting your goals – In this role, you will have specific targets and timeframes. Your job is to keep the pipeline full and expanding. To do this, you will need to be a master at real estate, construction and personal relationships.


So, who should apply for this job?

  • Bachelor’s Degree in marketing, business, engineering, or construction management strongly preferred
  • At least 10 years of demonstrated successful experience in marketing and/or business development
  • Strong sales experience in construction, real estate or related products
  • In-depth understanding of the construction process and putting together real estate deals

What are the hours?
This is a sales position. You will meet with clients on their schedules. Networking and social events can require early mornings, evenings and weekends. In sales, you do what you need to get the job done.

Construction Superintendent

RESPONSIBILITIES & REQUIREMENTS

As Construction Superintendent your opinion matters in this pivotal role responsible for all construction site supervision and working together with the project manager to deliver on time, on budget, quality projects. Manage subcontractors and resources. Leverage your expertise to support and further advance UrbanCore's mission to ensure success. UrbanCore comprises of 12 energetic and ambitious team members and growing! They know the importance of hard work as well as work-life balance. In this role, some of your responsibilities would include:

  • Provides daily leadership and supervision to the construction projects by understanding contracts, subcontracts, drawings, specifications and budget control.

  • Managing project schedule, including producing fully developed two-week look ahead schedules.

  • Comply with all OSHA safety regulations as well as complete weekly safety audits and inspections of the site; ensure a controlled and clean work site.

  • Receive and review the subcontractor’s daily reports of work completed, material used, and labor employed; Complete detailed daily project reports.

  • Control all time, material work vouchers, invoices and control subcontractor change orders.

  • Effectively manage subcontractors work ensuring safe, on-time and quality deliverables.

  • Walks jobs daily inspecting and proactively identifying safety and construction issues, schedule problems and punch-list items.

  • Complete RFIs, submittals, phone calls, write and review reports, emails, texts and other exchanges to maintain communication with external and internal team members, subcontractors, clients and others involved on matters pertaining to schedules, milestones, action dates, and costs.

  • Effectively manages and ensures completion of sub-contractor change orders, RFI’s, city permits (approvals, coordination and interaction), bill coding and payment, job closeout and warranty.

  • Represents company in a professional manner to all customers, vendors, and internal staff.

  • Promotes and adheres to the UrbanCore’s mission, vision and values along with policies and applicable laws in a fair and equitable manner.

  • Other assigned duties or special projects, as needed.


So, who should apply for this job?

  • Bachelor’s Degree in marketing, business, engineering, or construction management strongly preferred
  • Bachelor’s degree; preferably in Construction, Engineering or related area.

  • Seven to ten years of proven successful construction project management, team leadership and relationship building; proactive OSHA safety compliance.

  • Effective problem solving, diagnosis, continuous process improvement and decisive decision making.

  • Excellent communication skills including written, meeting facilitation and presentations.

  • Experience in multi-family frame and adaptive reuse construction.

  • Proficiency with Microsoft Office products; familiar with ProCore or related software a plus.   

  • Valid Virginia driver’s license; clear DMV record.

  • Successfully pass pre-employment screening.

General Work Environment

Work at client site in trailer / company provided truck, main office or home office using company provided technology and tools (e.g., laptop, phone, iPad, etc.) Local travel.
