Estimator

RESPONSIBILITIES & REQUIREMENTS

Estimator’s primary duty is to grow the company by achieving sales and profitability objectives for new projects and clientele through comprehensive cost estimating and project award. The estimator is responsible for compiling accurate and well-organized estimates and proposals in a timely manner for Stipulated Price, Design-Build and Design-Bid-Build commercial construction projects.  This is accomplished by working out how much a project is likely to cost and create budgets accordingly. The job involves assessing material, labor and equipment required and analyzing different quotes from subcontractors and suppliers to determine the best avenue for profitability and overall job success.

Requirements

  • Bachelor’s Degree, construction management preferred

  • At least two years’ experience in commercial construction

Essential job functions:

  • Strong communication, problem solving, and organizational skills are a must. Proficient with MS Word/Excel, Outlook.

  • Demonstrates thorough knowledge of Contract and Subcontract requirements

  • Reads and comprehends plans and specifications

  • Risk Analysis - Identifies Key Contract Issues and Critical Risk Issues

  • Negotiates well-defined, comprehensive agreements with subs and suppliers

  • Writes clear, concise contracts, subcontracts and purchase orders

  • Understands unit cost pricing and performs conceptual estimates

  • Effectively communicates and presents proposals to clients – written and oral

  • Effectively solicits and coordinates sub and supplier pricing

  • Understands and follows scoping procedures, produces accurate scopes

  • Produces astute and comprehensive Q&A list on incomplete documents

  • Produces complete and comprehensive estimates

  • Produces accurate CPM schedules

  • Produces accurate quantity take-offs

  • Provide site personnel with all necessary project documentation and support as needed

Physical demands:

While performing the duties of this job, the employee will spend some time sitting at a desk, working with a computer and speaking with subcontractors, other employees and customers in person and by phone. This will require that the employee be able to sit for moderate periods, speak and hear. The employee will need to have visual acuity to read a computer screen and the manual dexterity to key at a rate required by this position and be able to manipulate a mouse. The employee will need to concentrate for extended periods to analyze and compile data for reports. The employee will need to handle stressful situations occasionally when communicating with clients and subcontractors.

The employee will spend the majority of his/her time at the home office. The employee will be required to operate a motor vehicle to travel to and between job sites, to the office, to inspect construction projects or meet with subcontractors and clients. At these locations, the employee will have to walk and stand for extended periods.  The employee may have to climb stairs or ladders, kneel and/or crouch to inspect the premises visually. The employee will need to finger, grasp and grab small items to perform small construction duties.  The employee will need to have the visual acuity to inspect and make observations of properties and structures.

The employee will work as part of a team, work directly with subcontractors and clients and will represent the Company to the public.  As such, the employee must have the ability to speak in public situations to individuals and groups and to work well with others on a consistent basis.

Some of the employee’s duties are performed in an office and, as such, are not subject to extremes in the environment. However, most of the time when working at job sites, meeting with subcontractors and clients at various locations or other duties, may expose this employee to heights, proximity to moving mechanical parts, moving vehicles, electrical current, high heat, cold and/or the exposure to chemicals.

Project Manager

RESPONSIBILITIES & REQUIREMENTS

The Project Manager is responsible for the management and oversight of construction activities, including, but not limited to: budgeting, bid solicitation, project scope identification, procurement, field management, execution, and closeout. The Project Manager ensures the work is completed safely, within schedule and budget, and in a manner consistent with the company policies and procedures. The Project Manager will be responsible for the overall client satisfaction, profitability and success of their project workload. The Project Manager is involved in all phases of the construction project from initial planning to completion/close-out. 

Requirements

  • 7-10 yrs of construction experience including 5 years as a Project Manager

  • 5-10 years’ experience supervising and managing personnel including superintendents and/or project support staff

  • Proven leadership skills

  • Experience managing large, complex and/or multiple jobs at one time

  • Extensive project estimating and scheduling experience

  • Strong understanding of building site work, structures, finishes, envelope and mechanical and electrical systems acquired through a diversified portfolio of projects

  • Substantial knowledge of prime contract terms and conditions, and the ability to read and write subcontract agreements

  • Development of client relationships, sales/business development for new opportunities with the expectation to both sell and deliver work

Construction Superintendent

RESPONSIBILITIES & REQUIREMENTS

As Construction Superintendent your opinion matters in this pivotal role responsible for all construction site supervision and working together with the project manager to deliver on time, on budget, quality projects. Manage subcontractors and resources. Leverage your expertise to support and further advance UrbanCore's mission to ensure success. UrbanCore comprises of 12 energetic and ambitious team members and growing! They know the importance of hard work as well as work-life balance. In this role, some of your responsibilities would include:

  • Provides daily leadership and supervision to the construction projects by understanding contracts, subcontracts, drawings, specifications and budget control.

  • Managing project schedule, including producing fully developed two-week look ahead schedules.

  • Comply with all OSHA safety regulations as well as complete weekly safety audits and inspections of the site; ensure a controlled and clean work site.

  • Receive and review the subcontractor’s daily reports of work completed, material used, and labor employed; Complete detailed daily project reports.

  • Control all time, material work vouchers, invoices and control subcontractor change orders.

  • Effectively manage subcontractors work ensuring safe, on-time and quality deliverables.

  • Walks jobs daily inspecting and proactively identifying safety and construction issues, schedule problems and punch-list items.

  • Complete RFIs, submittals, phone calls, write and review reports, emails, texts and other exchanges to maintain communication with external and internal team members, subcontractors, clients and others involved on matters pertaining to schedules, milestones, action dates, and costs.

  • Effectively manages and ensures completion of sub-contractor change orders, RFI’s, city permits (approvals, coordination and interaction), bill coding and payment, job closeout and warranty.

  • Represents company in a professional manner to all customers, vendors, and internal staff.

  • Promotes and adheres to the UrbanCore’s mission, vision and values along with policies and applicable laws in a fair and equitable manner.

  • Other assigned duties or special projects, as needed.


So, who should apply for this job?

  • Bachelor’s Degree in marketing, business, engineering, or construction management strongly preferred

  • Bachelor’s degree; preferably in Construction, Engineering or related area.

  • Seven to ten years of proven successful construction project management, team leadership and relationship building; proactive OSHA safety compliance.

  • Effective problem solving, diagnosis, continuous process improvement and decisive decision making.

  • Excellent communication skills including written, meeting facilitation and presentations.

  • Experience in multi-family frame and adaptive reuse construction.

  • Proficiency with Microsoft Office products; familiar with ProCore or related software a plus.   

  • Valid Virginia driver’s license; clear DMV record.

  • Successfully pass pre-employment screening.

General Work Environment

Work at client site in trailer / company provided truck, main office or home office using company provided technology and tools (e.g., laptop, phone, iPad, etc.) Local travel.
